If you are a landlord, tenant or property agent in Malaysia, understanding tenancy agreement stamp duty can help you prepare for the costs involved before submitting an agreement for stamping. The amount depends on details such as the rental amount and tenancy period, while duplicate copies and late stamping may affect the total payable.
This guide explains the key information needed for a tenancy agreement stamp duty calculation, how the calculation is structured, and which additional charges to check before making payment.
Stamp duty is a tax imposed on certain instruments under Malaysia’s stamp duty rules. A tenancy agreement may be subject to stamp duty, and the amount depends on the applicable rules and details of the agreement. Stamp duty is different from a service fee charged by a provider to help process a stamping application.
For current rates, deadlines and official requirements, check the Inland Revenue Board of Malaysia (LHDN). The examples in this article explain the calculation structure specified for Tenancy Stamping’s online calculator and should be checked against current official requirements before relying on them.
a. Monthly Rental Amount
The rental amount is a key input. Online tenancy stamp duty calculator uses the rent to determine the total annual rent. For a tenancy with a consistent monthly rental, the basic annual rental figure is calculated as monthly rent multiplied by 12.
For example, if the monthly rent is RM1,500, the annual rent is RM1,500 × 12 = RM18,000. If the rental changes during the tenancy, or the agreement includes other payment terms, check how those terms should be treated under the applicable rules.
b. Tenancy Duration
The tenancy period affects the rate applied to each RM250, or part of RM250, of total annual rent in the calculation structure. The rate bands are:

These rates are reproduced from the website functional scope. Confirm the current official rates with LHDN before publishing or using the calculator for a real application.
c. Agreement Date
The agreement date is needed to assess whether the document may be late for stamping. Keep this date accurate and consistent with the signed agreement.
d. Tenancy Start Date
The tenancy start date is another required field in our application. Enter the date stated in the agreement. Do not assume it is the same as the agreement date.
e. Number of Duplicate Copies
If you need duplicate copies, include the number required. RM10 per duplicate copy. The number of copies may therefore affect the amount payable.
f. Existing Tenancy Agreement and Supporting Documents
For the Stamping service, you need to upload the existing tenancy agreement in PDF format, with a maximum file size of 6MB per file according to the current functional scope. The application also asks for the tenant’s name and tenant type. Depending on the selected tenant type, an NRIC copy or passport may be requested.
Our stamp duty calculator logic uses the total annual rent, tenancy duration and the applicable rate per RM250 or part thereof. A simplified way to understand the calculation is:
Example: RM1,500 Monthly Rent for a Two-Year Tenancy
This example uses the rates and calculation structure is for illustration only.
If no duplicate copies are requested and no late penalty applies, the illustrative total using this scope would be RM216 + RM50 = RM266. This is not an official assessment of stamp duty; verify the current calculation with LHDN and the final amount shown during the application.
a. Duplicate-Copy Fee
RM10 for each duplicate copy. For example, two duplicate copies would add RM20 under the stated fee structure.
b. Admin/Service Fee
We list a flat admin fee for the Tenancy Online Stamping service that is under RM100. This is a service charge and should be shown separately from official stamp duty.
c. Late-Stamping Penalty
Stamping should be completed within 30 days of the agreement date and lists the following penalty structure:
Late-stamping penalties and deadlines are subject to applicable rules and may change. Confirm the current requirements with LHDN. The agreement date and actual stamping date should be checked carefully.
If you already have a tenancy agreement, we help you submit an online Stamping application. You will be asked to provide details needed for the calculation, including:
After entering the required information, review the calculated charges before submitting your application. The website’s listed flat-rate admin/service fee is separate from the official stamp duty. Ensure that the uploaded agreement and entered information are accurate to reduce the likelihood of processing delays.
Is stamp duty the same as the stamping service fee?
No. Stamp duty is the amount payable under the applicable stamp duty rules. A stamping provider may charge a separate service or admin fee for handling the application.
Do duplicate copies affect the cost?
Yes. RM10 per duplicate copy.
Why does the agreement date matter?
The agreement date helps determine whether the document may be submitted late for stamping. Enter it accurately and check the applicable deadline with LHDN.
